Welcome to CJO Property Solutions! To ensure a pleasant and respectful living environment for everyone, we ask all tenants to adhere to the following community guidelines:

General Conduct

  1. Respect Your Neighbors: Be considerate of your neighbors by keeping noise levels to a minimum, especially during nighttime hours (10 PM – 8 AM).
  2. Common Areas: Maintain cleanliness in shared spaces. Dispose of trash properly and do not leave personal items in common areas.

Property Maintenance

  1. Cleanliness: Keep your living space clean and free of clutter. Regular cleaning helps prevent pest infestations and maintains a pleasant environment for all.
  2. Repairs and Maintenance: Report any maintenance issues promptly through our Maintenance Portal found on the website. Do not attempt to make repairs yourself.

Safety and Security

  1. Lock Doors and Windows: Always lock your doors and windows when you leave your unit to ensure your safety and the security of your belongings.
  2. Emergency Procedures: Familiarize yourself with emergency exits and procedures. In case of an emergency, call 911 immediately and notify our management team as soon as possible.

Noise and Disturbances

  1. Quiet Hours: Observe quiet hours from 10 PM to 8 AM. Be mindful of the volume of music, television, and conversations.
  2. Parties and Gatherings: Know the policy of your rental location.  If parties and gatherings are allowed on the premises, and you plan to host a gathering, please inform your neighbors in advance and keep noise to a reasonable level. Large parties are not permitted without prior approval from management.

Parking and Vehicles

  1. Parking Spaces: Use only your designated parking space. Do not park in spaces assigned to others or in areas not designated for parking.
  2. Vehicle Maintenance: Do not perform extensive vehicle repairs in the parking area. Ensure your vehicle is in good working condition and free of leaks.

Pets

  1. Pet Policy: Follow our pet policy at each location.  For locations that allow pets follow these basic guidelines, which includes cleaning up after your pet, keeping pets on a leash in common areas, and minimizing noise disturbances.
  2. Pet Restrictions: Some breeds or types of pets may be restricted. Please review our pet policy for specific details.

Trash and Recycling

  1. Trash Disposal: Dispose of trash in the designated bins and follow recycling guidelines. Do not leave trash bags outside your unit or in common areas.
  2. Bulk Items: For disposal of large items, please contact our management team for instructions.

 Lease and Policy Compliance

  1. Lease Agreement: Abide by all terms outlined in your lease agreement. This includes payment of rent, occupancy limits, and other specific conditions.
  2. Policy Updates: Stay informed about any policy updates or changes. Our management team will communicate these changes through email or posted notices.

 Communication

  1. Contact Information: Keep your contact information up to date with our management team to ensure you receive important notices and updates.
  2. Feedback: We value your feedback. If you have suggestions or concerns, please reach out to us via our Contact Form or during office hours.
